1) Using a real estate agent:
The right real estate agent will market your home to obtain the best price in the shortest amount of time. In this market, pricing and marketing is critical to the successful sale of your home.  

2) Presentation:
It is a buyers market. Buyers are viewing many more properties now than they have seen since the late 1990s. Inventory is up and buyers are more picky. Listen to your real estate about upgrades, cleaning and presentation 

3) Pricing:
Again, it is a buyers market. It is not a time to test the pricing. Put together a strategy for selling your home. Listen to your real estate agent for advice for listing your home competitively. View other listings in your neighborhood so you can see what the buyers are seeing.  

4) Make your home available to see:
If you make it difficult to see your home, your home will not sell. Keep your home clean and make it easy for agents to show your property at any time.  

Of course, your real estate agent will assist you with all of these items. Once you start the process, a good real estate agent will guide you through the staging process and give advice on the market inventory and market trends. A good real estate agent will know the neighborhood. Make sure that you trust and like your agent.
