Buying a home is one of the most important and involved decisions you'll ever make. 

1) Using a real estate agent:
Finding the right home requires patience and determination. Real estate agents can be helpful to buyers because they're knowledgeable about their markets and have access to multiple listing services, which publish directories of all properties listed in a particular market. When you work with a real estate agent, he or she will consult the multiple listing directory to find available properties which meet your needs. The real estate agent will then arrange to show you these properties. 

Another advantage of working with a real estate agent is that he or she will usually have information about school systems, tax rates, water and sewer charges, public transportation and other concerns that might affect your decision to buy a particular home. 

Find an agent before you start searching for a home. Search for an agent the same way you would search for a dentist, CPA or attorney. You need an agent to represent you exclusively. Using the listing agent to represent you can be a conflict of interest.  

2) Meet with a lender:
A good lender will explain your loan options and help you put together a short and long term plan. Your lender should let you know that you should not make any large purchases or make any significant changes that will affect your income or credit while searching for a home. Your lender will need to communicate with your real estate agent before and throughout the process.  

3) Identify your neighborhoods:
If you've identified one or more specific areas where you'd like to live, look at enough homes in the area to get a feel for real estate values. Narrow your search to no more than 3 zip codes.  

4) Buying a home with resale value:
Location, location, location. Stay away from major intersections, freeways and any other hazardous or noise disturbance. Features that add value to homes include views, usable lot and floorplan that flows. Good school districts always help with resale because it draws families to the neighborhoods.  

Of course, your real estate agent will assist you with all of these items. Once you start the search, a good real estate agent will guide you through the search and give advice on the market inventory and market trends. A good real estate agent will know the neighborhood. Make sure that you trust and like your agent.

Bargain Properties >A Home With a History

A colorful history can add significantly to the value of a home. Researching the provenance of a property you are interested in buying can be both interesting and ultimately profitable. The market value of a home will be greater if it was designed by a notable architect, built by a company with a reputation for the finest construction, or lived in by a celebrity who hosted famous guests.

Ask your real estate agent if there is any historical data of significance associated with the home, or if previous owners were VIPs. Note the names associated with the deed and title to the home, and look them up with the help of the local historical society. Consult the microfiche in newspaper archives for references to colorful details of the home's past. The county assessor's office may have records of the date the home was built, and building permits may reveal the name of the architect. When inspecting the home, search closets and attics carefully for hidden historical "treasures".

Buying an older home at a bargain price, then re-selling when it is renovated and restored can be an enjoyable and lucrative adventure.
